Finding the Right Real Estate Agent

These are questions you should ask your potential Real Estate Agent, along with our answers. Contact Bill Gann Agency for more information about buying or selling a home.

  1. Is your firm a member of the "Multiple Listing Service" (MLS)? (yes we are)
  2. Will you enter my listing into the MLS promptly? (yes we will)
  3. Will you make a presentation at the MLS Tour meeting, with quality flyers distributed at least
    monthly, not just black and white copies of the MLS printout)? (yes we will)
  4. At my option, will you schedule my home for the MLS caravan tour of my area? (yes we will)
  5. Will you provide a brochure box at my home and keep it supplied with high quality flyers at all
    times? (yes we will)
    1. Will flyers be in color? (yes we use color)
    2. Will the flyer have a good color photo of my home? (yes they will)
  6. What commission rate does your office require? (5%)
  7. What percentage of the selling price does your office offer to co-op offices/agents? (2.4%)
    Is this "Office Standard," or do you have the authority to negotiate? (yes)
  8. Will the listed sell price be base on a valid "Comparative Market Analysis" (CMA), not just an inflated price just to get the listing and then reduce every 30 days until my property
    becomes "shop-worn"? (We advise securing a Current State Certified Appraisal for True Market Value and Square Footage)
  9. Will you be available to provide assistance to prospects and /or other agents during after
    hours and weekends? (yes we are available via cell (850-585-7923) or office (850-244-5830)
  10. Do you have the final say on:
    1. Advertising your listings? (yes)
    2. What property is advertised? (yes)
    3. When: Where: and how often? (yes)
  11. Will you commit to the following advertising:
    1. Real Estate Magazine ads? (yes)
      • How often? (Until it sells!)
    2. Color advertisements? (yes)
    3. Color mail out post cards (1,500 to 2,500 copies)? (yes)
  12. My broker/sales manager makes all advertising decisions. (no)
  13. What designations has your Broker qualified for and received:
